Last of Us 2 PS4 & PS5 editions?

I was lucky enough to receive my first PS ever as a gift for my 30th bd (yup im old) but now I’m a little lost.

I was planning on buying my self Last of Us 2 and found couple local stores as I want only a physical copy.
Store #1 is selling it for 32$, calling it Last of Us 2 PS4.
Store #2 selling the same copy for 56$ BUT he also has copy that states Last of Us 2 PS5 for 87$.
I didn’t know that there is a different version of the game for PS5 or is it just a marketing scam?

It's not a marketing scam. Yes, PS4 is Backwards Compatible with PS5, but it's not entirely "optimized" for PS5. That's what the PS5 version is, optimized for PS5.

But saying that, just get PS4 version. Most "optimized for PS5" games only has little improvements at the moment. The first few years of PS5 is the "transition" period.

I use this site to check for what games are PS5 compatible and the details of any improvements with the PS5 vs PS4 version:

For this game, it lists for PS4 it outputs resolution up to 1080p@30Hz, whereas with PS5 it can do up to 1440p@60Hz

It lists there is not a separate PS5 version but there is an updated PS4 version that takes advantage of increased resolution and frame rate on the PS5. Perhaps an older disc version may not have the updates, but you should be able to get the latest updates downloaded via internet connection on the PS5 after the game is installed to get the PS5 added functionality.
